BW Property Group is a short-term rental management company operating across five U.S. markets. We run two arms: a portfolio of properties we own outright, and a cohosting business managing luxury rentals on behalf of other owners.
Business Description
Short-term rentals are a business that looks passive and isn't. A single property generates dozens of decisions a week — what to charge tonight, which guest needs a response, who's cleaning Thursday, why last month underperformed. Owners either absorb that work themselves or hand it to a management company that treats their home like inventory. BW Property Group exists in the gap between those two options.
Most short-term rental owners bought an asset and inherited an operations business they never wanted. Turnovers, maintenance calls, guest messages at midnight, pricing decisions every single night. The income is real; so is the workload. We take the operation and leave the owner with the asset.
National management companies scale by standardizing. Owners become account numbers, properties become listings, and the local knowledge that makes a luxury home rent well disappears. We stay boutique deliberately — direct owner relationships, real market expertise, and a manager who answers his own phone.
A property can rent steadily and still leave serious money behind — mispriced weekends, missed local demand, past guests never contacted again. Owners rarely have the data to see it. Our job is to find that gap on every property we touch, whether we own it or manage it.
What We Offer
The work is nearly identical on both sides — same standards, same markets, same playbook. The difference is contractual: on one side we're the owner, on the other we're the manager.
Cohosting Arm
Our management brand. We operate luxury short-term rentals on behalf of property owners, concentrated in Aspen, Colorado and the surrounding Colorado mountain markets. The owner keeps the asset and the upside; we run everything else and earn a management fee. The model is deliberately boutique — a small number of properties, direct relationships with each owner, and deep knowledge of the markets we operate in rather than broad coverage of markets we don't.
Currently managing properties in Aspen and Bailey, with an additional Golden, Colorado property onboarding. Our stated growth objective is five new Aspen management clients by the end of 2026.
Ownership Arm
Properties we own outright and operate ourselves. We acquire, renovate, furnish, launch, and run each one — and we carry the full economics, which means every operational shortcut costs us directly. This arm is both a revenue business and the reason the management side works: every process we sell to an owner has already been run against a property where we were the ones absorbing the mistakes.
Six properties across South Bend, Indiana; Evergreen, Colorado; and Sevierville, Tennessee — a deliberate mix of large-group event demand, weekend mountain-getaway demand, and year-round tourism demand.
Portfolio
Seven active properties across five markets, with an eighth onboarding. Each market carries a different demand profile — resort luxury, event-driven volume, weekend escape, and year-round tourism.

Ultra-luxury mountain resort. Managed on behalf of owners under AdventureNest. Our flagship market and primary growth focus.

Team
Founder & Chief Executive Officer
Brandon founded BW Property Group and its cohosting brand, AdventureNest, and leads both arms of the business — the owned portfolio and the management side.
His path into short-term rentals started with roughly two decades vacationing in Aspen with his family. That's the origin of the local market knowledge AdventureNest's luxury management model is built on, and the reason the brand competes on market expertise and owner relationships rather than scale. He has since grown the company into a seven-property, five-market operation spanning ultra-luxury resort towns, large-group event markets, and year-round tourism corridors.
Brandon works both sides of the industry at once — owner-operator on his own portfolio, third-party manager on his clients'. That dual position is the company's core advantage: he tests every operating decision against properties where he carries the downside himself before recommending it to an owner who's trusting him with theirs.
He holds direct relationships with every owner the company manages for and sets revenue and pricing strategy across the portfolio.
